Spring Momentum Is Building Across the Bay Area

The Bay Area housing market is picking up speed as we move deeper into spring.

Mortgage rates remain below 6%, hovering around 5.98%, which is helping bring buyers back into the market. At the same time, inventory is slowly increasing — giving buyers more options.

But the market isn’t moving in one direction.

Different cities are seeing very different trends.

What’s Happening Right Now

Mortgage Rates: Holding Below 6%

Rates around 5.98% are boosting affordability and confidence.
Lower rates are pulling more buyers back into the market.

But buyers are still cautious and selective.


Inventory: Gradually Rising

More homes are hitting the market this spring.

  • Oakland/East Bay: more listings and longer days on market

  • Burlingame/Peninsula: still tight inventory

  • SF luxury: extremely limited supply

More inventory means sellers must price carefully.


Prices: A Split Market

  • Oakland median: ~$665K–$684K
    → Down roughly 4–9% year over year

  • Burlingame median: ~$2.57M
    → Up about 3–4%

  • San Francisco single-family: up ~16% YoY with extremely low inventory

Across the Bay Area, modest 2–6% growth is expected overall — with luxury markets performing the strongest.

Even with better mortgage rates, buyers are still cautious.

They want homes that are move-in ready.
