2.What this website does, and what it does not do

This site lets you tell us about a property and request a cash offer to buy it.

We buy and sell property as our own business. When we buy, we buy directly from the owner, as the buyer. When we sell, we are selling property we own, as the owner. Either way we are acting for ourselves. We are not a real estate brokerage, we are not your agent or broker, and we do not represent you in a transaction.

This site is for homeowners who want an offer on a property. We do not advertise properties for sale here.

Nothing on this site is legal, tax, financial or real estate advice. Selling a property has legal and tax consequences that depend on your circumstances, and you should take your own professional advice before deciding anything.

Twin Home Buyer LLC is owned by a licensed California contractor, which is why we can assess a property's condition and repair costs ourselves rather than sending you to get estimates. That is a contractor licence, not a real estate licence, and it does not make us your agent or broker.

3.Requesting an offer

When you submit a form or call us, you are asking us to look at a property and consider making an offer. That request does not create any obligation on either side. You are not agreeing to sell, and we are not agreeing to buy.

A sale only happens if we both sign a written purchase agreement. Anything said before that — a figure over the phone, a number in an email, an estimate on this site — is not an offer you can hold us to, and is not a commitment from you.

4.No guarantee of an offer, a price, or a timeline

We may decline to make an offer on any property, for any reason. Where we do make one, the amount depends on the property's condition, title, location and the market at that time.

Any timeframes described on this site are what we have been able to do in past transactions, not promises about yours. A closing date depends on title, escrow, occupancy and other things outside our control.

5.Information you give us

When you give us information about a property, you confirm that:

• the information is accurate and complete as far as you know;
• you are the owner, or you are authorised to act for the owner;
• you may lawfully share the contact details you provide.

We rely on what you tell us when we prepare an offer. If it turns out to be materially wrong, we may withdraw or change an offer.

6.Calls and text messages

If you give us your phone number, you are asking us to contact you about your property and your request.

By submitting your contact details through this site, you agree that we and people authorised by us may contact you by phone, email and text message about your property and your request. Message frequency depends on your enquiry. Message and data rates may apply. You can stop text messages at any time by replying STOP, and you can ask us to stop calling at any time.

Agreeing to calls or texts is not a condition of us buying your house, and you can ask for an offer without agreeing to them.

7.Links to other websites

Some pages link to sites we do not run, including contractors and public agencies. We provide those links for convenience. We do not control those sites and we are not responsible for their content, their accuracy, or how they handle your information.

8.Our content

The text, images, layout and branding on this site belong to us or to our licensors, and are protected by copyright and trademark law. You may read the site and print pages for your own use. You may not republish, sell or systematically copy any part of it without our written permission.

9.Acceptable use

Please do not use this site to submit false information, submit a request for a property you have no connection to, scrape or harvest data, attempt to interfere with the site or its security, or send anything unlawful. We may refuse service to anyone doing any of these things.

This site is provided as it is. We work to keep it accurate and available, but we do not promise that it will be uninterrupted, error-free, or that every figure and description on it is current. Market information, cost estimates and timelines change.

11.Limitation of liability

To the fullest extent the law allows, we are not liable for indirect, incidental or consequential losses arising from your use of this site, including lost profits or lost opportunity, and our total liability in connection with your use of this site will not exceed one hundred US dollars.

Nothing in these terms limits any liability that cannot lawfully be limited, and nothing in them affects any rights you have under a signed purchase agreement with us. Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

12.Disputes and governing law

These terms are governed by the laws of the State of California, without regard to its conflict of law rules. Any dispute arising out of these terms or your use of this site will be resolved exclusively in the state or federal courts located in San Mateo County, California, and you and we both agree to those courts having jurisdiction.

These terms do not require arbitration.

13.Changes to these terms

We may update these terms, and the current version is always the one published on this page. Continuing to use the site after a change means you accept the updated terms. If you have already signed a purchase agreement with us, that agreement governs your sale, not this page.
